McKinley Street Multifamily

This is a “missing middle” project in the Garfield Historic District where the client was exploring adding a single-family house for him and his sons to live in with a duplex for leasing in front of the house. The client wanted the duplex to be street-facing with the single-family house being in the back facing the alley for more privacy.

This project is located on a long and narrow urban lot in the Garfield Historic District. Even though it is a new-build, it is required to be compatible with the historic character of the neighborhood. With the client wanting the duplex to be in the front of the property with parking in the front, it was challenging to get the buy-in of the City of Phoenix Historic Preservation department. Since this project has three units, it had to comply with stringent multifamily development standards.
